BASIC INFORMATION: This hotel with the garden like park and the complete infrastructure was opened after a building phase of about two years. It was officialy inaugurated on June 2nd, 1998 with over 40 honorary guests and the press. It is the only hotel in a radius of over 200 miles that offers a western style 3-star comfort and in the same year it was awarded by the authorities the official prize of the best construction in the entire province of Itenez. At the moment a large District Hospital is under construction in Magdalena, that will not dive the City itself but the entire region considerable growth impulses.
LOCATION: In the Northeast of Bolivia - in the growing city of Magdalena located and in close proximity of the local Airport the HOTEL INTERNACIONAL is well positioned to profit from all future developments. The new road allows Buses, Trucks and Private Vehicles in the dry season easy access to Magdalena. HOTEL CAPACITY: A special effort has been made to cater to the local public as well as to travellers, tourists and residence guests. The hotel seats comfortably 40 persons and the Hotel Bar has room for about 12 guests. For conferences and special events the Total Capacity can be enlarged to about 60 persons for dinner and drinks. The Hotel itself has 20 beds. There are 6 rooms and two suites all with shower, toilets and pool view.
TECHNICAL INFORMATION: Swimming Pools with modern filtration, well equipped kitchen and Bar with various cooling aggregates. Many tools, lawn mover, pumps, etc. Electricity from the City Corporation - Generator with bateries system in case of a emergency. Two own wells with water tank and reservoir. LAND RESERVE: In addition to the Hotel parcel of a 2971 sq.m. there is another adjacent commercial property lot (1870 sq.m.) included in the price. This valuable piece of property will allow an expansion of 28 rooms and 4 suites with totally 70 additional beds.
PROFITABILITY: The Hotel operates in its present from a profitable level. The running costs are rather low because of unusual low salaries of the local economy (about US$ -.50 per hour for kitchen personnel and waiters). Therefore even in a slow season operating costs are easy manegeable. Of course wewill disclose to serious buyers all numbers and statistics.
FUTURE: The Hotel owners that built the Hotel and are at the present still actively managing it, have now approached their retirement age.
